Lease Contracts are not honored by Integrity Asset Managment as was the case with its predecessor. The complex is not in compliance with state regulations cited in the contracts or Texas Apartment Association requirements. Residents are charged fees in violation of the lease contract terms. The complex has been poorly maintained by Integrity Asset Management and its predecessor, although there has been limited improvement under Integrity. Many written apartment problems go unrepaired. Mold and other contaminants are a problem in some buildings. Numerous residents frequently report code violations. Drug dealing occurs openly. Gunfire, including shooting of residents, repeatedly occurs as reflected in police logs. Armed robbeeries and break-ins frequently occured as documented in police reports. Police raid the complex or conduct warrant round-ups regularly to no avail, because of lack of management cooperation. Fights involving large groups of people frequently occur in the complex streets. Complex youth frequently vandalize cars and complex property with no response by management. Other children have reported animal abuse by children in teh complex. Children threw rocks at cats with green eyes and black cats. One resident's cat is presumed dead after children witnessed another throw a large rock at its head. There have been allegations against some former staff.
